Escrow Services in Florida
Escrow is the hold. Earnest money, payoff funds, and closing proceeds sit with the closing agent until the contract conditions are met and the documents are signed. Time to Close Title receives those funds, accounts for them on the settlement statement, and disburses only when the file is ready.

Earnest money
We hold the deposit per the contract and apply it at closing — or return it if the contract says it comes back.
Closing funds
Buyer wires, lender proceeds, and seller payoffs are balanced on the statement before anyone is paid.
Disbursement
Payoffs, recording fees, commissions, and net proceeds go out after we have signed documents and good funds.
What we hold, and when we release it
The purchase contract and any escrow instructions control the deposit. We do not release earnest money because one side sent an email. If the deal dies, the contract (and any release both sides sign) decides who gets the money.
At closing we confirm incoming wires and lender funds, pay the items on the statement, and send the seller’s proceeds to the account we verified. If a number does not balance, we do not disburse around it.
Wires and fraud
Closing wires are a target. We will never change wiring instructions by email only. Call (352) 792-1214 and confirm against a number you already have — not a number in the same email that asked you to send money.
Send a small test wire when you can. If anything about the instructions feels rushed or new, stop and call us before you send the balance.
Escrow is not a title search
Holding money does not examine the chain of title. The search, the commitment, and the policies are separate work on the same file. We do both so the funds and the ownership line up on closing day.
