A complete contract package, a reachable seller for payoffs, a lender that issues closing figures on time, and a chain of title that does not require a court file. We control the title work. We do not control underwriting at the bank.
Cash deals with a clean search are the ones that can move in days instead of weeks. Financed deals still need the lender’s conditions, appraisal, and Closing Disclosure timing.
What slows a file down
Missing probate, an unreleased mortgage, an HOA estoppel that has not been ordered, a name variation in the chain, or a survey that shows an encroachment. None of those are solved by signing faster.
Send the contract, the contact list, and any estate or divorce paperwork when you open the file. The earlier we see it, the more of the timeline we can protect.
