Post-Closing Support
Closing day is not the last day of the file. The deed and mortgage still have to record. Policies still have to issue. Questions still come up when a tax bill, HOA letter, or refinance packet arrives. Time to Close Title stays on the file after you leave the table.
Recording follow-up
We send the packages to the clerk and confirm the documents are on record.
Policy issuance
Owner’s and lender’s policies are issued after recording, consistent with the commitment.

What we do after you sign
We disburse according to the settlement statement, send recording documents to the county, and follow the file until the clerk has the deed (and mortgage, if there is one) on record.
Title policies are issued after recording — not slid across the table with the pens. If you need a copy of what you signed, or confirmation that recording went through, ask us.
What we can and cannot do later
We can explain what we recorded, what we paid, and what the policy says. We can often send copies from the file. We cannot give legal advice on a later dispute, and we cannot change a recorded deed the way a new instrument or a court order can.
If you later need a quitclaim deed prepared — for a divorce, a trust, or a family transfer — that is a separate, prepare-only service. You record that deed yourself.

- When do I receive my owner’s title policy?
- After the deed is recorded and the file is wrapped up. If you have not received it and you expected one, call (352) 792-1214 and we will check the file.
- Can you send me a copy of my closing documents?
- In most cases, yes, for parties to the file. Call the office and we will tell you what we can send and how.
- The clerk has not posted my deed yet. Is that normal?
- Recording is not always same-day on the public website. We follow the package. If it has been longer than expected, call us and we will check status.
