Which documents get recorded on a typical closing?

The deed from seller to buyer. The mortgage or security instrument if there is a new loan. Sometimes an assignment, a power of attorney used at closing, or a satisfaction of the seller's old mortgage once that payoff posts. Documentary stamp tax is calculated on the deed and, when there is a new mortgage, on that instrument as well.
